Balboa Reservoir Infrastructure GC
The Balboa Reservoir (Reservoir) is a 17-acre site located across from City College. The masterplan calls for a series of 7 multifamily buildings and approximately 100 for sale townhomes for a total of 1100 units. The sponsor of this project is BRIDGE Housing and is requesting for the phase 1 infrastructure portion of the masterplan. The work under this bid will include demolition, grading, street and transportation improvements, open space improvements, combined sewer system, stormwater management, and pad readiness for Buildings E and A as described in the SIP plans and specifications. The work designed and included in the SIP is necessary for the fully functional public infrastructure, which will serve Building E, Building A, and future buildings on the site.

Window Performance & Water Testing
The City and County of San Francisco (the “City”), acting through the Mayor’s Office of Housing and Community Development (MOHCD) and TNDC, the developer of the parcel at 2550 Irving Street (the “Site”), are constructing an affordable rental housing project including units serving formerly homeless households and ground-floor resident services and management offices. Construction began on June 10, 2024. TNDC is working with Pyatok Architects on design. Waypoint Consulting is providing Construction Management services. Guzman Construction is the General Contractor.

650 Divisadero St - GC Services
Jonathan Rose Companies and Young Community Developers (“Sponsors”) in collaboration with the Mayor’s Office of Housing and Community Development (MOHCD), the Sponsors of 650 Divisadero (the “Site”) intends to construct an affordable rental housing project serving a minimum of 95 low-income family units, including 24 households experiencing homelessness, and ground-floor commercial use servicing the surrounding neighborhood and the residents at the Site.
The Sponsors’ vision for the building is approximately 95 affordable studio, one, two, and three- bedroom units in a Type I midrise building. Amenities for residents will support the whole family and complement the selected programs. Residential amenities are anticipated to include a services suite with 1 resident services coordinator and 2 case manager offices and a conference room, leasing and management offices, community room, gym, computer facilities, and outdoor spaces.
Sponsors will enter into a Memorandum of Understanding (the “MOU”) with the selected applicant (the “Contractor”) establishing that the Contractor will provide pre-construction services and aid in meeting the construction program within the fixed limit of construction cost. After completing schematic design and before the start of design development, Sponsors, Architects and Contractor will establish this fixed limit of construction cost for the Project.

CARECEN 1117 Market St. Rehab
Central American Resource Center of North America (CARECEN) will undertake a comprehensive renovation project to enhance its facilities with conference rooms, upgrade accessible restrooms, new office and food preparation casework. The project will be completed with a design-build approach for Mechanical, Electrical, and Plumbing systems to ensure compliance with Green Code and Title 24 requirements. All necessary labor, materials and permits are required under the supervision of a licensed contractor. Work will meet all standards set by the Department of Building Inspection and design parameters set by the architect. CARESEN encourages Equal opportunity hiring practices defined in the bid package. William Penn Hotel Rehab
Chinatown Community Development Center (“Owner”) is requesting submission of fee proposals general contracting services to provide for cost estimating, preconstruction logistics planning to define the scope of work, planning for the occupied rehab with the goal of no off site relocation of residents (given that William Penn is occupied) and ultimately a construction services under a GMP contract for Chinatown CDC’s William Penn Hotel (the “Project”).
